Inside the split-level new homes in Ilfracombe

UNDERSTANDING the layout of split-level homes in Ilfracombe has become easier thanks to new photography. Homes at Seascape, taking shape on land at The Shields, have been designed to work with the topography of the site. It means some house types have a ground floor and lower ground floor.

Among the homes with a split-level design is the two-bedroom Georgeham. New photography has been released by Elan Homes, the company building the homes, to help buyers understand the layout of this style of property.

Buyers will be able to experience the Georgeham and other completed homes for themselves at a special “sundowner” event being hosted by local agents Webbers from 6pm to 7.30pm on Thursday (August 28).

Elan regional sales director Tracey Ball explained: “Our new homes in Ilfracombe enjoy an elevated position and have been designed to work with the natural slope of the site. The advantage of this is it reduces the amount of excavations required, while also providing some stunning views and defining the living space. We’ve tried to make the distinction between the ground and lower ground levels on the floor plans but recognise that for some people it’s tricky to visualise.

“Thanks to local agents Webbers we now have new photography available to help buyers understand the layout and appreciate the views. They’ll be hosting a special sundowner event this Thursday so buyers can see the homes for themselves during the golden hour and the outlook they can look forward to.

The photographs show that the combined kitchen and dining room is at the front of the property at ground level. There’s also a convenient cloakroom on the ground floor.

There are seven steps from the kitchen/ dining room down to the lounge. French doors open out from the lounge room to the garden.

A full flight of stairs leads from the kitchen/ dining room to the first floor, where there are two bedrooms and a bathroom.

The Georgeham is priced from £249,995.

It’s available with the offer of a 5% deposit boost from Elan, worth £12,500.

“The Georgeham makes a great first home,” Tracey added. “The offer of a deposit boost means buyers could find their money goes further or their mortgage repayments are lower. We have a handy mortgage calculator to help work out what the monthly repayments are likely to be.

“Plus, because everything is brand new there’s no need to budget for replacing the kitchen, bathroom or boiler. New homes are also highly efficient, which should mean lower energy bills. It’s estimated heating, lighting and hot water bills in a new home are likely to be 50% lower* than in an older property.”

For those who perhaps don’t need to boost their deposit but have a house to sell, Elan can help with its EasyMove service. They will value the customer’s current home and instruct independent estate agents to market it. When an acceptable offer is received, they can reserve a new home at Seascape and Elan will pay the agent’s fees.

Elan’s new homes in Ilfracombe are being built within an established residential area, with nearby amenities including schools and a supermarket. The high street is less than half a mile away and is home to a range of independent retailers. There’s a choice of beaches nearby, plus Exmoor National Park is within easy reach.

The sundowner event at Seascape takes place from 6pm to 7.30pm on Thursday (August 28). For more information about the development see www.elan-homes.co.uk/developments/seascape.
