
Sixteen-year vision becomes reality in Dartington
After over a decade and a half of planning, work has officially begun on a major new community-led affordable housing development in Dartington. The Clay Park scheme, a partnership between Transition Homes Community Land Trust (THCLT) and housing association Aster Group, will deliver 39 energy-efficient homes for local people.
Reserved for those with strong ties to Dartington and nearby parishes, the homes—ranging from studios to four-bed houses—will be available for social rent only. Every home is designed to meet EPC A standards, with air source heat pumps and solar PV panels to reduce energy costs and environmental impact.
THCLT, founded in 2010 and driven by local volunteers, has worked tirelessly to make this vision a reality. Trustee Laura Keely said: “It’s been a long and challenging road, but to finally see foundations going in is incredible. Partnering with Aster has enabled us to stay true to our original goal: truly affordable, sustainable housing for our community.”
Aster Group, the UK’s leading housing association partner for CLTs, finalised the land deal in late 2024. In addition to managing the homes, Aster will provide a new community play structure, while THCLT plans to create allotments, a community building, and an orchard post-occupancy.

Backed by Homes England and a £623,000 investment from South Hams District Council, the project is also being built by Devon-based Clayewater Homes. The homes are expected to be ready by November 2026 and will be allocated via Devon Home Choice.
