More jobs for Plymouth as Phase 2 of Langage Business Park approved

The next phase of the already successful Langage Business Park has been approved with the promise of more job opportunities for the city.

Plymouth City Council is investing £3.3 million in Phase 2 of the business park, which will be an area of 30,000 square foot which is expected to generate around 80 extra full time jobs.

It follows on from the success of the £2.7 million Phase 1 of Langage – the 30,000 square foot Hearder Court, named after Plymouth scientist Jonathan Nash Hearder - which was completed in July 2015 and has been successfully let to Dartmouth Foods Ltd.

Leader of Plymouth City Council, Councillor Tudor Evans, who has signed off an executive decision for phase 2 to go ahead said: “I am absolutely thrilled to have been able to give the go-ahead for the second phase of this exciting scheme.

“The first phase of Langage was snapped up almost straight away and I am confident that this next part of the development will prove equally desirable to employers.

“Due to the success of Hearder Court and combined with the known shortage of high quality business accommodation in the Plymouth travel to work area, the Council has taken the proactive decision to deliver another direct development scheme at Langage.”

Approval means that pre development work can now start including the procurement of a design team who will prepare detailed designs and obtain planning consent. This will then be followed by the procurement of a Main Contractor to construct the scheme.

It is anticipated (subject to final designs) that the scheme will boast a host of energy saving features such as solar pv, efficient heating systems to the offices and increased levels of insulation - which when combined should minimise carbon emissions and reduce running costs for occupiers.

The units will incorporate flexible office space (heated, carpeted, lit and ready for occupation) that can be easily extended to suit end users specific requirements. In addition the site will be securely fenced with large service yard areas, dedicated parking, cycle shelters, waste recycling zones and electrically operated up and over loading doors.

Councillor Evans added: “The location just off the main A38 and close to the City is a great selling point and when complete, will offer discerning businesses an opportunity to occupy the newest, most modern and high quality premises in the city.

“The development will provide the Council with a valuable long term income stream, adding to and building on, its existing successful commercial property portfolio.

“Plymouth has the highest concentration of manufacturing employment of any city south of the Midlands and we need space with up to date facilities to attract high end companies.”
